Essential Property Services provides all
stakeholders with an essential safety measures logbook (compliant
with the AESMR regulations and Building Code of Australia) containing the
necessary guidance and information to allow them to confidently
progress through a 12 month period, concluding with the signing of
the Annual Essential Safety Measures Report
(AESMR). EPS can provide inspection services, logbook
auditing, and the procuring of Specialist Maintenance Contractor
Statements, resulting in the client (or EPS if commissioned to do
so) signing of the Annual Essential Safety Measures Report
(AESMR).
Victoria's Building Regulations 2006 requires the building owner or agent to ensure that all inspections, maintenance routines, repairs to essential safety measures and procurement of maintenance records have occurred before signing the annual essential safety measures report (AESMR). The AESMR must be provided to an authority (municipal building surveyor or Chief Fire Officer) upon request.
The annual essential safety measures report is a legal document; by signing the AESMR the building owner certifies compliance.
